Set the Optimum Price:
The best price is one that represents top market value, without going so high that it does not sell in a reasonable time. If priced too low, you may be passing up dollars that should be yours. If priced too high, your property may languish on the market and become stale. You might even have to lower your price below market value to stimulate new interest.
A Comparative Market Analysis (CMA) is used to compare your home with similar properties that have sold recently, that are currently listed or are sale pending, and that have failed to sell. While it is not a formal appraisal, a CMA can give you a good idea of what price to ask for your home.
